Priory Road

Located in the London Borough of Haringey, Priory Road is a carefully considered residential masterplan that unlocks the potential of an existing site to provide much-needed new homes while enhancing the quality of the existing building.

Our brief was to explore how underused areas of the site could be transformed into additional homes. This includes converting a vacant attic into a new apartment, creating a new family house within surplus garden space, and refurbishing the existing ground-floor apartment. The wider masterplan also improves shared outdoor spaces with new landscaping, cycle storage and refuse facilities for residents.

Working within a constrained urban setting, the design carefully responds to neighbouring homes by shaping the new buildings to protect daylight, privacy and views. Generous windows maximise natural light and ventilation, while a fabric-first approach, thoughtful orientation and passive design principles reduce energy demand and create comfortable, efficient homes.

The material palette combines robust masonry, deep window reveals and contemporary detailing to create architecture that feels both modern and rooted in its context.

Green roofs enhance biodiversity, improve rainwater management and soften views from surrounding buildings, while the loft extension introduces contemporary roof forms that complement, rather than imitate, the existing architecture.

Marjoram Architects led the project from concept design through to planning, delivering the masterplan across RIBA Stages 1–3 and coordinating the planning process throughout.

The result is a sensitive and sustainable development that provides high-quality new homes, improves the existing building and demonstrates how carefully considered design can unlock the potential of established residential sites.

The project offers a model for increasing housing density in London while respecting the character and constraints of its surroundings.
