June – Planning Updates

Marjoram Architects had a busy month in June, with four successful Planning Approvals.  We have summarised the projects below to provide insight into just a few of the projects we are working on, as well as the different planning applications they required.

Nottingham Road (30/06)

A beautiful Victorian semi-detached house was in need of a new single storey rear extension to replace the existing outdated conservatory-style structure.

The extension is to be constructed out of contemporary longline white bricks and combined with heritage style glazing, an internal vaulted ceiling and feature ribbon rooflights.

The existing disjointed spaces will be subsequently transformed into an open plan kitchen/living/diner better suited to modern family life. In addition to the rear extension,  a two-storey side extension enables the ground floor hallway to become a prominent entranceway whilst also enabling three bedrooms with adjoining en-suites at first floor; an oriel projecting picture window in the main bedroom will provide a bespoke window seat with garden views.

Emmanuel Road (14/06)

A single storey, ground floor extension, this project looks to provide additional living space for a growing family. 

Looking to create their forever home, the rear and side wraparound extension will create an open plan kitchen/ living/ dining space with excellent outlook over, and access into, the rear garden.  

Respecting the condition along the boundary edge, a mono-pitch roof was designed to keep the eaves level low, and an external courtyard between the existing rear façade and the proposed extension reduces the impact of the massing.

Rosendale Road (30/06)

A lower ground floor flat is to be transformed into a dwelling suitable for family living through a rear extension which houses two additional bedrooms. 

Accessed from the rear, the flat will now be home to three bedrooms, a bathroom, small utility room and a central open plan kitchen/ living/ dining area. 

The two new bedrooms will have access and views to the rear garden, whilst the massing of the proposed extension creates a welcoming entrance courtyard. 

New windows to the existing façade of the four storey host-building link the dining seating area with the entrance courtyard and garden beyond, and new rooflights within the rear extension flood the entrance corridor with natural daylight.

Warwick Road (01/06)

A contemporary ground floor and loft extension to create much needed additional family living space. The extension is wrapped in masonry with full width sliding timber doors. Internally, exposed brickwork and Douglas Fir joists compliment the polished concrete floor and open plan kitchen / dining space.

At roof level the existing loft floor is extended to create a studio space with large picture window overlooking the garden.
