Southborough Road
Located in the London Borough of Bromley, Southborough Road is a single storey pavilion which replaces the existing extension to create a new and contemporary living, kitchen and dining space.

We were approached by Laura and Steve at the start of January 2025 who wanted to replace their existing extension and kitchen with a new structure that would make better use of the existing space, enhance the connection to the existing garden, and provide increased natural daylight levels within this part of the house.
The existing property had been extended piecemeal over time and the new extension seeks to consolidate some elements of this while providing additional utilitarian space and a new space that could become the heart of the house.
The existing two storey house is in the Arts and Crafts style and the initial challenge was how to create a new and modern intervention that would complement the existing architecture but also provide a light and airy modern environment.
The form of the extension was conceived around the idea of a contemporary pavilion constructed with traditional materials that are sympathetic to the original property.
The proposed roof volume creates a contemporary interpretation of the Arts and Crafts Vernacular, floating above while cantilevering past the new façade to provide solar shading on the east and southern side of the extension. To avoid eroding the existing garden space the new extension occupies the footprint of the previous extension.
The pavilion roof is vaulted internally to create a voluminous airy space with much increased ceiling heights on the original extension. A fully glazed linear rooflight along the length of the extension floods the new space with natural light while also allowing light to penetrate into the existing dwelling footprint where the extension adjoins this.
Generous floor to ceiling windows and doors create a much improved connection with the external garden space, with a feature corner to corner glass window incorporated to maximise the external outlook and oblique views from within the pavilion.
The vaulted roof is expressed internally with exposed oak trusses visibly supporting the roof structure to become an architectural feature.
A subtle material palette with warm timber floor and blue accent kitchen creates a vibrant internal environment where cooking, relaxing and dining can all coexist within a bright and modern interior.
Marjoram Architects undertook all aspects of the design from RIBA Stages 1 up to 5, collaborating closely with our client throughout to select the internal finishes and fixtures, fittings throughout.
The project was completed in the spring of 2026 with a super happy client.
