An independent check on what is being delivered
On a large development, the parties designing and building the scheme are not the parties carrying the financial risk. Client monitoring addresses this: an independent professional reviews the design information, the specification and the work on site, and reports to the funder or owner on whether what is being delivered matches what was agreed.
We have undertaken this role on a number of high profile projects. The role depends on judgement: identifying which issues will have a material effect, and raising them early enough to be resolved without disruption.

Reporting to you, not the delivery team
We act for the funder, investor or owner. Our reporting is independent of the design and construction team, which is the point of the role.

We review drawings, specifications and changes as the project develops, and flag where what is proposed departs from what was agreed or approved
Progress and quality
Early warning, not post-mortem
Regular site review and reporting on progress and workmanship, so issues are identified while they can still be resolved rather than at practical completion.
How it works
Independent oversight, from appointment to completion
1. Appointment and baseline
We agree on the scope and reporting requirements, then review the design information, specification and contract programme to establish the baseline we monitor against.

We review the scheme and any changes as the project develops, and report where what is proposed departs from what was agreed or approved.

Regular site inspection and reporting on progress, quality and workmanship, so issues are identified while they can still be resolved.

4. Completion and sign-off
We report through to practical completion, confirming the delivered building matches what was agreed.

The practice
A studio in Dulwich, working across London.
Founded in 2016 by Kristian Marjoram, the studio brings together architects, designers and architectural technicians on residential, mixed-use, commercial and community schemes. We are RIBA chartered and ARB registered, with project experience from £100k to £100m.

Acts independently for the party funding or owning a project, reviewing design information, specification, progress and quality, and reporting on whether the scheme is being delivered as agreed. The monitor advises the client rather than instructing the contractor.

Funders, lenders, investors and owners who are financially exposed to a project they are not directly delivering. It is most common on larger development schemes where drawdowns are tied to progress.

The project architect is part of the delivery team and is responsible for the design. A client monitor sits outside that team and reviews the work independently on behalf of the client, with no responsibility for the design itself.
