Marjoram Architects is a RIBA chartered practice with its studio in Dulwich, a short distance from the Lambeth boundary. We work throughout the borough, from Kennington and Vauxhall in the north down to Herne Hill, Brixton, Clapham, Streatham and West Norwood, on projects ranging from a single rear extension to multi-unit residential schemes.
Lambeth's building stock is varied: Georgian terraces around Kennington, long Victorian and Edwardian streets through Brixton and Clapham, larger detached villas towards Herne Hill and Streatham, and new mixed-use development along the Vauxhall corridor. Estate consent and planning permission are separate processes with different criteria. We prepare and run both together, so you are not waiting for one to finish before the other starts.

The Estate takes a close interest in materials, window and door detailing, roof form and boundary treatment. We specify to that standard from the start rather than value-engineering it out and losing consent later.

Founded in 2016 by Kristian Marjoram, the studio brings together architects, designers and architectural technicians on residential, mixed-use, commercial and community schemes. We are RIBA chartered and ARB registered, with project experience from £100k to £100m.

Working with Marjoram on the Dulwich Estate

In most cases yes. If your property is covered by the Scheme of Management, external alterations need the Estate's consent in addition to any planning permission from Southwark. The two are assessed separately and against different criteria. We confirm exactly what your property needs at the free initial consultation.

It adds a step, but not necessarily months. Most delays arise from schemes designed without the Estate's requirements in mind, which then need redrawing. We design for both consents from the outset and run the applications in parallel where possible.

Fees are agreed in writing before we start and are set against defined work stages, so you know what each stage covers and what it costs before committing to it. The right structure depends on the size and type of project, and we set out the options at the initial consultation.

Once an application is validated, householder and minor applications are generally determined in around eight weeks, and larger schemes in around thirteen. Design work and preparing the application come before that, so it is sensible to allow several months from first meeting to decision.
